Appraisals – The foundation of our business revolves around the preparation of Market Value appraisals. Our appraisals serve many purposes such as forming the basis of a mortgage lending decision, assisting in buy/sell decisions, providing values for estate filings, determining whether a real estate tax assessment is appropriate, establishing a listing price, facilitating the buy out of partnership interests, among other reasons. Appraisal services are overseen by an MAI, Member of the Appraisal Institute.

Valuation Consultation – Often formal real estate appraisals are unnecessary to meet our client’s needs. The basic appraisal process may be adapted to solve many types of value-related problems. Though the scope of the job may be limited, we still conduct our work in accordance with The Uniform Standards of Professional Appraisal Practice {USPAP}.

Counseling - As a consulting firm, Eckert & Company, Inc. assists its clients in making real estate-related decisions by developing strategies and solutions to assist owners and investors in solving problems, improving current and future profitability, and increasing value.

Market Studies – Evaluations of market strength and performance are increasingly more often relied upon in the lending and development environments. Market studies, especially for multi-family housing, are one of the company’s specialties. All Market Study services are directed by a CRE, a Member of the Counselors of Real Estate.

Litigation Support – Real estate appraisal and expert witness services have been provided to support litigation of many types in local and federal courts. Our problem solving and arbitration abilities in addition to our experience as expert witnesses are often a critical element in the legal process.

Highest and Best Use Studies – This principle is the cornerstone of the valuation process. Our professional research and analysis enables clients to recognize their property value potential, make sound development plans and/or formulate reasoned marketing strategies. Our job is to maximize our client's real estate investment.
